House Rules

A £250 security deposit is payable 3 days before your stay. This will be returned to you within 7 days of your check out provided all house rules have been followed and the house has been left as it was found.

Please make the security deposit payment HERE, with your dates of stay and accommodation name as your reference.

We have had a fantastic history of wonderful guests staying, with only a small handful of undesirable behaviour.

However we are fully aware that most people are not looking for a party venue and are just coming to relax and enjoy, and are the perfect guests. But for those that have other ideas…. Please be sure read the house rules below very carefully.

It is the lead booker's duty to share this page with all guests coming to stay. By making your booking you and your guests agree to the following;

• EXTRA GUESTS: There is external CCTVs outside the properties which will be switched on during your stay. By making this booking you agree to not bring additional guests other than those listed on the booking (with their full names and dates of birth submitted to us 3 days before arrival) to visit the house. If additional guests, not on the booking, visit without the host’s prior agreement, you agree to an immediate cancellation of the booking, with no refund and a £100 per additional guest fee.

• NO SMOKING or vaping inside, or out of the windows. This could result in a £200 fine. Smoke sensors will be triggered by cigarette smoke inside. By making this booking you agree that ALL guests will only smoke outside and not leave their cigarette butts on the ground.

• SECURITY: Before going out, ALL windows must be closed. All doors should be locked before going out during your stay. Otherwise security alerts from the burglar alarm will be triggered and you will be asked immediately to return to secure it. It is the responsibility of the lead booker to ensure the house is left fully secure each time it is left empty.

• FAIR USE HEATING POLICY: In order to keep nightly prices as competitive as possible, additional use of central heating will be charged for. Many guests are really considerate with heating use and don’t leave it running for the sake of it. But this is not the same for all guests, therefore we now practice a fair use policy.

• LOST KEY: Lost keys are charged at £120 due to a locksmith having to attend for security purposes.

• NOISE: No parties or events. There are Minut devices installed to detect any gatherings / parties. So please do not choose any of our properties if you are planning to host an event or party as your booking will be immediately cancelled without refund and there will be a £250 fine as well as extra guests fees due.

• No hen or stag dos

• We just ask that you be considerate of our close neighbours as far as noise goes, especially after 10pm.

• PETS: Please do not bring pets into the property.

• Please do not dye your hair, apply fake tan, or use glitter of any kind during your stay.
